Three-building Lumen project begins construction near Interstate 85

Widespread demolition in North Druid Hills is signaling the beginning of ITP Atlanta’s latest Lumen-branded mixed-use project.

Construction company Fortune-Johnson announced this week that Lumen Briarcliff has officially launched along Clairmont Road, claiming about 3.5 acres just south of Interstate 85 and north of Briarcliff Road.

The properties were formerly home to a half-dozen low-rise buildings; some were abandoned, while others operated as auto repair shops and an Express Oil Change.

The Atlantic Residential development, as designed by the Lord Aeck Sargent firm, will include 264 apartments described as “luxury” across three residential buildings.

One will house three retail bays (roughly 5,400 square total) for restaurants and shops fronting Briarcliff Road.

According to the contractor, resort-style amenities at Lumen Briarcliff will include a top-floor sky lounge. (We’ll add that walkability to a sprawling, newish QT across the street could be beneficial.)

Other projects in the development team’s portfolio include Lumen Grant Park on Memorial Drive (237 units) and Lumen Doraville (320 units).

Meanwhile, just outside Chamblee’s under-development Town Center, the Lumen Chamblee project recently broke ground along American Industrial Way. It will deliver 318 apartments, 4,700 square feet of retail space, and a 500-space parking deck, according to Chamblee officials.
